As a homeowner,you can play a important part in the sale of your property by taking an active role in preparing your home to sell. Listed below are 10 tips to help you sell faster and for more money. 1. Have your home inspected. make sure your home is in proper operating condition, with no major "issues. A buyer will almost always order an Inspection. Unresolved issues can quickly "kill" a deal. 2. Make the most of that 1st impression. A well manicured lawn, neatly trimmed shrubs, a clutter free porch welcome potential buyers. Freshly painted or cleaned front door, power washed sidewalks, driveways and siding gives a very positive message. 3. Check faucets, drains and bulbs. Dripping faucets, discolored sinks, burned out bulbs, lead potential buyers to think you have not maintained the home. Make all sinks, tubs, showers, counters etc. "sparkle". Use 60 watt bulbs everywhere (dark homes are "dreary"). 4. Check doors and windows. Make sure all windows open and oil squeaky door hinges. If your floor "creaks" in certain areas, resecure those loose boards. 5. Think safety. Revove all potential "booby traps" that a prospective buyer or their family could encounter (trip over etc.). Put away extention cords, skates or skate boards, throw rugs. Raise low hanging light bulbs and make sure all electrical recepticals have covers. 6. Create space. Pack up and store all your off season clothing. Remove personal items ie...family pictures, door magnets, knick knacks etc.. Revove excess furniture, large toys to create a feeling aof open sapce. Keep all chodrens toys in storage bins. Have several garage sales to get rid of old and unused items (why move stuff you haven't used for years). 7. Watch your pets. Dogs and or cats should be put in cages/kennels or taken for a walk when potential buyers are in your home. Many people are afraid or alergic to dogs/cats, even ltitle ones. Keep the buyer focused on your home not your pet. 8. Open up blinds in the daytime and put lights on at dark or in darker areas. Let the sunshine in and light up the night. 9. Consider your closets. Remove all clotheing from closets you will not be wearing on a daily basis ie...in winter box summer clothes. The potential buyer needs to know their "stuff" will have sufficient storage and closet space. 10 Keep a low profile. If an agent is showing your home, leave the home and let the agent do his/her job. You will not help by hanging around.
